Kingsnorth
The site
This is a 153-acre site alongside Kingsnorth Power Station on
the Hoo Peninsula. The land is owned by Zimmer Holdings and managed
by MED Management Ltd.
The planning position
The Thames Gateway Planning Framework recognises the potential
of Kingsnorth for industrial uses less suited to urban areas.
A new power station has recently been built and through a
Section 106 agreement, has contributed to improvements to the A228,
the maintenance of nature conservation areas and a landscape
study.
The site is identified for strategic development, encouraging
the location of specialist energy-related industries, general
industrial development and bad-neighbour uses relocating from the
urban area. It is allocated in the local plan for B1, B2, B8 and special uses.
Key issues:
- Considerable infrastructure improvements to the A228 as
development of the site proceeds and traffic levels increase may
need to be integrated with development at the Isle of Grain.
- There will be an opportunity to develop rail freight.
- Development opportunities on the site may be constrained by the
need to safeguard the neighbouring Medway Estuary and marshes Site
of Special Scientific Interest and special protection area.
- There will be marketing and phasing development.
