Temple Waterfront

Aerial photo of Temple WaterfrontTemple Waterfront represents an important opportunity in Medway. The 28-hectare riverside site, situated between junction 2 of the M2 and the thriving heart of Medway, overlooking Rochester's castle and cathedral, offers excellent potential for a mixed-use development and enhanced open space.

In October 2006, Medway Council adopted the Temple Waterfront Development Brief as a Supplementary Planning Document. The brief sets out the policy and guidance relevant to the site's development and a set of guiding principles to ensure a high quality development is achieved. Around 600 homes and 20,000 square metres of employment and commercial floorspace are proposed, with improved open space. Through consultation, the brief incorporates the view of the public, interested groups and statutory bodies and presents a balanced view of stakeholder interests.

The landowners submitted an outline planning application for the site's redevelopment in Spring 2009. The application further develops the adopted development brief.

The application is for:

  • 620 residential units,
  • 3.41 hectares of land for class B1 (business), B2 (general industrial) and B8 (storage), including a reconfiguration of the existing timber yard, a mixed centre of 0.48 hectares, containing a mixture of retail, office, community and leisure uses and
  • enhanced open space.

The application is the first in the Thames Gateway to use a Planning Performance Agreement (PPA), a new system designed to simplify and speed up large scale development proposals.
