Planned Maintenance

The Council invests millions of pounds every year into council housing stock and council owned land to ensure it meets health and safety standards and impacts positively on our resident’s lives. Medway Council housing have an Asset Management Strategy as well as a cyclical decorations programme and estate improvement action plan to ensure maintenance of stock and land is carried out.

Large scale improvements to the structure and exterior of your building and communal areas are known as capital works. You will be consulted before any works take place.

Knowing your home

We aim to complete a full condition survey of each property at least once every five years. The surveys allow us to collect information relating to the Governments Decent Homes Standard and plan our future maintenance programmes. Each survey covers three main elements:

  • Property
  • Energy audit
  • Health and safety risk assessment.

Improving your home

We are continually developing programmes to improve and update your home this includes:

  • Kitchen replacements
  • Bathroom replacements
  • Boiler replacements
  • Replacement front, rear and patio doors
  • Roof replacements
  • Electrical rewiring

To ensure that your home is safe, we complete a number of surveys, tests and installations.
This financial year we will be continuing our programme of the following:

  • Asbestos surveys to update Medway data to ensure responsive and capital works can be carried out safely.
  • Electrical testing to dwellings. Tests have to be carried out at minimum, every 10 years, so there will continue to be a rolling programme year on year. Any repairs required are identified by the tests, with urgent work carried out straight away With full electrical rewires placed into a targeted programme.
  • Carbon Monoxide detector installations. These are installed as part of a five year rolling programme often when your boiler is serviced/upgraded.
  • Mains-operated smoke detector installations. Installing where there are currently no smoke detectors and where there are battery-operated detectors.
  • Structural Surveys with any works identified placed into area based projects.

Fire Protection Works

At the end of 2013 we introduced our new Management of Fire Risks in Communal Areas Policy in order to reduce the risk of fires in communal areas. Since the introduction of the policy we have worked to ensure that all communal areas are free from hazards and that these areas continue to be inspected regularly.

As a result of the assessment, works for communal areas in block of flats have been carried out to improve your safety. Where necessary we have replaced, upgraded or repaired communal doors, emergency lighting, entrance doors, glazing, service access cupboards, refuse chutes, ventilation and signage. Over the next year, we plan to further invest around £1 million to improve the safety in your home.
