Medway Council owns and manages about 3,000 homes. Its tenants have expressed an overwhelming preference for the council to remain as their landlord and this business plan shows in detail how the council plans to meet its tenants' expectations on the service and to deliver against government targets for both rent restructuring and decent homes. The plan will demonstrate the role of the council as a landlord and how, through retention of its homes, it can contribute to achieving national and regional priorities for housing and the council.
The demand for affordable social housing in Medway remains high. The council's Housing Strategy provides further detail on how the number of available properties can be increased but the council does not intend to increase the number of properties within its portfolio. It is considering its sheltered housing stock, however, some of which is difficult to bring up to the decent homes standard. The council is also experiencing problems in re-letting some units. Long-term sustainability is the key to any decisions it will make.
The key priorities to take the service forward are as follows:
- Priority 1 - to meet the Base Decent Homes Standard for all the council's homes by 2010.
- Priority 2 - to provide high-quality, cost-effective services to the council's tenants and leaseholders.
- Priority 3 - to involve tenants and leaseholders in the development and delivery of housing services.
