Energy Performance Certificate (EPC) guidance
It's a landlord’s responsibility to make a valid EPC available to all tenants where the property is legally required to have one.
Under the current Minimum Energy Efficiency Standards (MEES), landlords cannot let or continue to let a domestic private rented property with an EPC rating of F or G, unless a valid exemption has been registered. Since 1 April 2020, this requirement has applied to all new and existing tenancies.
Landlords currently letting, or planning to let a property, with an EPC rating of F or G, must improve the property’s rating to E or above or register an exemption.

Available grants and schemes
To help landlords meet MEES, tenants who meet the Warm Homes Local Grant (WHLG) eligibility criteria may apply for funding.
For privately rented properties, the grant provides 100% funding for the first property in a landlord’s portfolio, with a 50% contribution required from the landlord for any additional properties.
